Bathroom grout repair in Tulsa

Dirty grout, or a warning sign

Most dark grout is just dirty grout. Cement grout is porous, so it soaks up soap, minerals and mildew, and scrubbing alone stops working after a few years. Cleaned properly and sealed, or ground out and replaced, it can look new again.

Sometimes the grout is telling you something else. Grout that keeps cracking in the same line, tile that sounds hollow, or a corner that stays dark however it is cleaned can mean the wall behind it is moving or wet. Regrouting over that only hides it for a while.

So we look first. When the tile and the wall are sound, we clean, regrout or replace cracked tile without harsh acids or pressure steam that damage tile and stone. When they are not, we tell you before you pay for a cosmetic fix.

Dirty or stained grout

Grout cleaned or replaced

Where grout is only stained, we deep clean and seal it. Where it is cracked, crumbling or stained through, we grind it out to depth and regrout, typically with Mapei grout, or any grout you ask for, with our recommendations.

  • Cleaned, or ground out and regrouted
  • Sealed where it needs it
  • No harsh acids or pressure steam

What comes with every tile and grout job

Gloved hand setting tile leveling clips between large gray floor tiles
  1. A leak check first

Tapping for hollow tile and checking for soft or wet spots, so a cosmetic job never hides a leak.

  2. The right cleaning

Professional grout cleaners, never harsh acids, pressure washers or steam that damage tile and stone.

  3. Regrouting to depth

Old grout ground out deep enough for the new grout to hold, not skimmed over.

  4. Your choice of grout

We typically use Mapei grout, such as Mapei Ultracolor Plus FA, an all-in-one sanded grout, and can use any grout you ask for, with our recommendations.

  5. Caulk where caulk belongs

Flexible sealant at inside corners and where tile meets the tub, where grout would crack.

  6. Care instructions

How to clean it so it stays clean, and when to reseal.

Signs your tile needs more than a scrub

  • Grout stays dark right after it is cleaned.
  • Grout is cracked, crumbling or missing in places.
  • A tile is cracked, loose or sounds hollow when tapped.
  • The same corner keeps growing mildew.
  • Caulk at the tub or shower floor keeps failing.
  • There is a soft spot in the wall or floor near the shower.

Tile and grout repair explained

What to know before you regrout

Three things decide which job you need: how far gone the grout is, which grout should go back in, and whether the grout is a symptom of something behind the tile.

Decision chart for tile and grout: dark but solid grout gets a deep clean and seal, cracked grout gets regrouted, a few cracked tiles get repaired, and hollow or soft walls get opened up
Match the job to what you see.

Clean, regrout or retile?

Three jobs, from the least to the most. Matching the job to the problem is most of the value.

Deep cleaning
For grout that is stained but solid. Professional cleaners and sealing bring it back; harsh acids and pressure steam damage tile and grout.
Regrouting
For grout that is cracked, crumbling or stained through. The old grout is ground out to depth and replaced.
Tile repair
For a few cracked or loose tiles on a sound wall: cut out, backing checked, matched and reset.
Retiling
For walls that sound hollow, flex or stay wet. The problem is behind the tile, so the tile has to come off.

Cement grout soaks water in; epoxy grout sheds it.

Which grout goes back in

Grout is not all the same. We typically use Mapei grout and can use any grout you ask for; these are the types worth knowing.

Cement grout
Porous: it absorbs water and stains and needs sealing, but it is easy to work and to repair.
Epoxy grout
Rated to ANSI A118.3 and essentially non-absorbent, with no sealing needed. It costs more and takes more skill to install.
Sealer
Slows stains in cement grout and wears off over time, so it is renewed periodically. Epoxy grout does not need it.
Caulk, not grout
Inside corners and the joint where tile meets a tub or shower floor move; they get flexible sealant, because grout there cracks.
Cutaway of a shower wall in five layers: wooden stud, cement or foam board, a waterproofing membrane, thinset, and tile
Grout and tile are the surface. The membrane behind them is what keeps the wall dry.

When grout is a symptom

Grout is not waterproof. In a shower, what keeps water out is behind it.

Hollow tile
Tile that sounds hollow has lost its bond to the wall, often because water has got behind it.
Always-wet grout
Grout that stays dark in one spot long after a shower often means water is sitting behind it.
Soft walls or floors
Give near the shower means the backing is failing. That is a rebuild, not a regrout.

What customers say

  • I hired Oklahoma Bath Professionals to redo my alcove shower. The results were way beyond my expectations. From start to finish the team were communicative, punctual, and respectful of my home. You can tell that they take enormous pride in their work. Hiring remodeling contractors can be hit and miss, and to be truthful I have been duped in the past by unreliable and poor workmanship. Oklahoma Bath Professionals are THE go-to company for remodeling. They will definitely be the first company I call for my next reno project! Thank you Joshua and Miguel!

Tile and grout questions, Tulsa

What people ask before they book

Can dirty grout be cleaned, or does it need replacing?

If it is solid and only stained, a deep clean and sealing usually brings it back. If it is cracked, crumbling or stained all the way through, it is ground out and replaced.

What is regrouting?

Grinding the old grout out to depth and filling the joints with new grout. Skimming new grout over old grout does not hold.

Should I use epoxy grout?

It is one good option: it is essentially non-absorbent and does not need sealing, and it costs more and takes more skill to install. We typically use Mapei grout, such as Mapei Ultracolor Plus FA, an all-in-one sanded grout, and can use epoxy or any other grout you ask for, with our recommendations for your shower.

Why does my grout keep cracking?

Usually because the joint is moving, at a corner or a change of plane where caulk belongs, or because the tile behind it has lost its bond. We check which before regrouting.

Can you fix a small area of grout?

Our minimum job is $2,500 to $5,000, so a small patch on its own is usually better done by a grout specialist. We are the right call for a full shower or floor, or when the grout may be hiding a leak.

Is there a warranty?

A written 1-year warranty on our workmanship, plus care instructions so it stays clean.
