Commercial tile and grout repair in Tulsa

Clean restrooms that smell clean

For the restroom that smells even after it is mopped: we grind out urine-soaked cement grout around toilets and urinals, regrout with the grout you choose (Mapei as a rule, or epoxy, which absorbs far less), replace cracked tile, and redo the joints at the corners.

Commercial grout repair in Tulsa

The smell is in the grout

When a restroom still smells after the cleaning crew leaves, the cause is usually not the cleaning. Cement grout is porous, and around urinals and toilets it soaks up urine that mopping cannot reach. Stronger cleaners wear the grout down further, and the joints get darker and deeper every year.

The fix is to take the soaked grout out, not to cover it. We grind it out to depth around the fixtures and across the floor where it has failed, and regrout, typically with Mapei grout. Epoxy grout, which is essentially non-absorbent, or any other grout you prefer is your call, with our recommendations.

Cracked and loose tiles get cut out and replaced, and the joints at corners and where tile meets other materials get flexible sealant instead of grout, so they stop cracking. When the problem is under the tile, we tell you, and the job becomes a floor or wall replacement.

How we can help with tile and grout

Three jobs we take on most. Pick the one that sounds like your building, and the estimate starts there.

Odor and stained grout

Soaked grout out, new grout in

Around urinals and toilets, and anywhere the grout has gone dark for good, we grind the old grout out to depth, clean the joints, and regrout with the grout you choose, Mapei as a rule or epoxy on request. The floor is closed until the grout has cured, so closures are planned with you.

What comes with every tile and grout job

Gloved hand setting leveling clips between large floor tiles over notched mortar
  1. A tap test first

We sound the floor and walls for hollow tile, so a regrout never covers tile that has let go.

  2. Grout ground out to depth

Not skimmed over: new grout needs room to hold.

  3. Your choice of grout

We typically use Mapei grout, such as Mapei Ultracolor Plus FA, an all-in-one sanded grout, and can use epoxy or any grout you ask for, with our recommendations for the wet-mopped areas.

  4. Movement joints redone

Flexible sealant at corners and changes of material, the way the tile industry's EJ171 guideline calls for.

  5. Closed rooms marked off

Signs up, the room we are working in taped off, and reopened once the grout has cured.

  6. A cleaning guide for your crew

Which cleaners the new grout and tile can take, so the floor stays clean longer.

Signs your restroom needs more than mopping

  • It smells around the urinals or toilets right after cleaning.
  • Grout lines are dark, deep or missing.
  • A tile is cracked, loose or sounds hollow.
  • Corners and the joint at the wall keep cracking.
  • Cleaning crews have moved to stronger and stronger chemicals.
  • A customer or inspector mentioned the floor.

Restroom grout repair explained

What to know before you regrout a restroom

Three things decide whether a regrout lasts: matching the repair to the problem, the grout that goes back in, and how the room is closed and reopened.

Repair, regrout or replace

Most restroom floors do not need replacing. Some do, and a regrout over them is money lost.

Regrout
For sound tile with soaked, stained or eroded grout. The old grout comes out to depth and new grout goes in.
Tile repair
For a few cracked or loose tiles on a sound floor or wall: cut out, backing checked, replaced.
Replacement
For floors or walls with widespread hollow tile, movement, or water under the tile. Then the right job is new flooring or walls.
The tap test
Hollow-sounding tile has lost its bond. A few is a repair; a room full of it is a replacement.

The grout that goes back in

In a public restroom, the grout choice matters. We typically use Mapei grout and can use any grout you ask for; these are the types worth knowing.

Cement grout
Porous: it absorbs urine and cleaning water and needs sealing that wears off. Cleaners with a very high or low pH wear it down faster.
Epoxy grout
Rated to ANSI A118.3, with water absorption under 0.1% according to its makers, and no sealer needed. It costs more and takes more skill to install.
Movement joints
Corners, the joint at the wall and changes of material get flexible sealant, not grout, so tile can move without cracking.
Cure time
Every grout has a cure time before traffic and before wet cleaning. We plan the room closures around it.

Keeping the building open

Tile and grout work closes the room it is in. The plan is about which room, and for how long.

One room at a time
Where a building has more than one restroom, keeping one open while the other is closed is possible, and it is the business's call.
Signs and barriers
The room is signed and taped off until the grout has cured, so nobody walks on it early.
Dust
Grinding grout makes dust, so we contain it in the room and clean up before it reopens.
Several locations
For chains and districts, one repair standard and one schedule across every site.

Restroom grout questions, Tulsa

What managers ask before they book

Why does our restroom smell after it is cleaned?

Usually because cement grout around the urinals and toilets has absorbed urine that mopping cannot reach. Grinding it out and regrouting removes the source instead of masking it, and a denser grout such as epoxy absorbs far less.

Is epoxy grout worth the extra cost?

It is a strong option in a public restroom: it is essentially non-absorbent, needs no sealer, and stands up to restroom cleaners, and it costs more and takes more skill to install. We typically use Mapei grout and can use epoxy or any grout you ask for; the choice is yours, with our recommendations.

How long is the restroom closed?

It depends on the size of the room and the grout's cure time, which we give you on the quote. Keeping one restroom open while we work on another is possible, and that is your call.

Can you match our existing tile?

If you kept spare tiles from the original job, we use them. If not, we find the closest match and show it to you before we start.

When should we replace the floor instead?

When much of it sounds hollow, moves, or has water under it. Then a regrout will not last, and our restroom flooring page explains the replacement.

Is there a warranty?

A written 1-year warranty on our workmanship, plus a cleaning guide for your crew.
