What was there
A master bathroom with a corner jacuzzi garden tub under the window, a separate older shower behind a framed glass door, and an oak double vanity with a cultured-marble top. The guest bath vanity matched it.
What we did
- Took out the jacuzzi tub and the old shower, and hauled everything away.
- Built a full tiled shower where the tub used to be: about 120 square feet of wall tile and 25 square feet of floor tile, with a shampoo niche.
- Framed a new pony wall beside the shower, the half wall in the photos, and built a new closet with shelves.
- Plumbing: a new shower valve and drain, the old shower's lines capped, and three vanity sinks set across the master and guest baths.
- Electrical: power to the old jacuzzi cut off, a new exhaust fan, a new outlet and power for the pony wall, and a new vanity light.
- Repaired the vinyl plank floor and floored the new closet.
- Painted the walls, trim and cabinets in the master bath, and the guest bath cabinets.
- Built twelve new vanity doors and five drawer fronts, raised the master vanity six inches, and added new mirror frames in both bathrooms.
The one change along the way
The homeowners picked a quartz slab for the vanity tops that cost more than the countertop allowance in the contract. We wrote it up as a change order before ordering it: $1,309 more, signed by them first. That is how every change works on our jobs: you see it and approve it in writing before we do it.
What it cost
About $22,000 to $23,000 for everything above, including the quartz upgrade. The fixtures were the homeowners' own choice, bought separately.
